Landlord Gas Safety Certificates (CP12) Explained

If you’re a landlord in Inverness or the wider Highlands, you have a legal duty to keep the gas appliances in your rental property safe. The annual Landlord Gas Safety Record, often called a CP12, is how you prove it.

What is a CP12?

A CP12, or Landlord Gas Safety Record, is the certificate issued after a Gas Safe registered engineer inspects every gas appliance and flue in a rented property. It confirms they’ve been checked and are safe to use.

What’s the legal requirement?

Under the Gas Safety (Installation and Use) Regulations, landlords must arrange a gas safety check every 12 months. You must give a copy of the record to existing tenants within 28 days of the check, and to new tenants before they move in.

What does the check cover?

  • Gas tightness test of the installation
  • Inspection of every gas appliance (boiler, fire, hob, etc.)
  • Flue flow and spillage tests
  • Checking appliances are correctly fitted and ventilated
  • Confirming safety devices are working
